Entry and stay German require only a passport or by entering the country by airplane only an identity card. A visa is not required. The citizens of some countries require for Turkey a visa that is given however problem-free by entry. Basically you may stay as a tourist without special permission up to 90 days after your entry in Turkey. This permission can be extended to your proposition there by the responsible Turkish authority for further three months. To extend your stay, please contact the responsible authority there in time, before the 90 day deadline has passed.
Acquisition of property In accordance with § 2644 of the Turkish legal regulations concerned with ownership of land and goods, foreigners may acquire property in Turkey. This law is based on the mutuality principle. It means that every nation may purchase real estate in Turkey, which allows Turks to aquire the same in their country. Within military barrier and security zones, as well as of village boundary, foreigners may not aquire real estate. Settlement In contrary to Germany, the property transmission does take place exclusively on the Tapu office (land register office) and not at the notary. Notaries are not to be carried out justified purchase negotiations. The notary may complete solely the payment appointment. Therefore the notary is a witness of the contract negotiation. To the settlement, a notary or lawyer is not required. Settlement time In case of a sale, the land register entry lasts on the average up to three months. The local land register office overtakes the written confirmation at the national military administration that the object is not located in a military area. That is pure formality. As soon as an answer is received, the paraphrase results in the land register office within one day. A sworn interpreter must be at the same time present. Buyer and sales person must record the purchase under model of their identification cards and two new passport pictures. After the payment, the land register office issues TAPU SENEDI, the property document and changes the landownership in the land register. Do not be surprised if a lower purchase price shows in the land register, this is usual in Turkey. Land register office The Turkish land register is comparable with the German land register. It is led at the Tapu office (city administration). The Tapu enjoys public belief, from that that only the in the land register recorded charges weigh on the object. |
